A ground-floor microcement job in a Victorian mid-terrace in Bishopston, Bristol, finished with a sound, seamless floor after six weeks door to door. The extra work cost more than laying straight over it, but the customer now has a stable floor rather than a failure waiting for its first or second winter.

Why a rotten or damp subfloor can’t just be covered over

A new floor only lasts as long as the surface beneath it. If that base is damp, rotten or moving, the finish above will eventually show the problem through soft spots, lifted sections, cracking or uneven joints.

The important question is not simply, “How do we cover this?” It is, “Why is this timber damp, and how do we stop it happening again?” That may mean restoring airflow, repairing a leak, correcting a bridged DPC or dealing with ground moisture.

Overlaying a new floor without fixing the cause is one of the quickest ways to pay twice. The subfloor preparation process we use in Bristol starts with lifting enough of the old floor to inspect what is underneath, not pricing the job from the doorway.

The job: a 34m² ground floor in Bishopston, Bristol

The customer wanted microcement through the ground floor of a Victorian mid-terrace: the hallway and kitchen-diner, around 34m² in total. The original floor was suspended timber with old laminate over the top.

Two other firms had quoted to lay straight over the existing floor. We lifted a couple of boards before quoting. That half-hour changed the job completely.

What we found when we lifted the old floor

Both airbricks on the front elevation had been rendered over, probably when the front wall was altered by a previous owner. The void underneath had no effective ventilation.

The timber was reading well over 20% on the moisture meter. Three joist ends disappearing into the party wall were soft with wet rot, rather than dry rot. Two boards near the bay window crumbled when I put weight on them.

There was no DPM beneath the joists, either. The exposed ground was simply bare earth. With no airflow and no barrier against ground moisture, the timber had been kept in poor conditions for years.

Whatever we had laid over the top would have been working against a moving, damp base. In my view, it would have failed within eighteen months and taken the customer’s money with it. This is why a proper carpet or flooring assessment before fitting matters, even when the visible floor looks reasonably flat.

What we actually did to sort it

We dealt with the subfloor in stages:

  1. Lifted the affected floor area. This gave us access to the joists, boards, void and bare ground rather than leaving the problem hidden.

  2. Cut the rotten joist ends back to sound timber. The damaged sections were removed rather than boxed in or covered.

  3. Sistered in new pressure-treated lengths. These were bolted through the existing sound timber and supported on a new sleeper wall, with DPC beneath it.

  4. Restored ventilation. We reopened both front airbricks and added a third at the rear to create proper cross-flow through the void.

  5. Installed a heavy-gauge DPM over the exposed earth. This reduced moisture coming up from the ground while the ventilation dealt with humid air in the void.

  6. Allowed the timber to dry. We left the area for three weeks with the void ventilating and checked moisture readings each week. We did not fit the new floor simply because the calendar said it was time.

  7. Re-boarded the floor. Once readings were consistently below 16%, we installed 22mm moisture-resistant ply, screwed at 150mm centres.

  8. Installed the floor system. A decoupling membrane went over the ply before the microcement system was applied.

The basic principle is the same whether the finished surface is microcement, vinyl floor tiles or another floor covering: make the base dry, stable and properly supported first.

The result

The complete job took six weeks door to door. We were on site for around nine working days; the rest was drying time and weekly moisture checks.

The finished floor is seamless from the hall through to the kitchen, with no thresholds. The readings were still stable at a follow-up visit 12 months later.

The customer paid more than they would have paid for laying straight over the laminate. They also avoided paying for a failed floor to be removed and replaced later. That is the trade-off: doing the subfloor properly costs more at the start, but it is usually cheaper than funding the same repair after a new finish has failed.

What most guides and rushed fitters would have done instead

Both other quotes were for laying straight over the existing laminate. No one had lifted a board, so the estimates were based on an assumption rather than an inspection.

A rushed approach might have involved lightly sanding the laminate, applying a levelling compound and putting microcement on top. It could have looked excellent after three or four days. Meanwhile, the void would still have had no airflow or moisture barrier, and the timber would have continued to deteriorate underneath.

Microcement is only as stable as the substrate beneath it. It cannot compensate for a floor that is flexing because joists or boards are failing.

How to tell if your subfloor is failing

Some warning signs are easy to feel or smell before they are visible:

  • Bouncy or sinking boards: a suspended floor should not feel like a trampoline in one particular area.

  • A musty smell: this can point to trapped moisture below the floor, especially in a poorly ventilated void.

  • Existing flooring lifting or cracking: tiles, laminate, vinyl and smoothing compounds can move when the base beneath them moves.

  • Cold rooms or cold strips around the edges: this can indicate draughts, damp or poor conditions in the void, although cold by itself does not prove rot.

  • Crumbling boards or darkened timber: these need inspection rather than a quick patch.

  • Moisture readings above the expected range: readings need to be taken correctly and interpreted alongside the construction of the floor.

Wet rot, dry rot and woodworm are not the same thing

Wet rot occurs when timber stays damp. It often makes wood soft, dark and crumbly, and it will keep returning if the moisture source is not dealt with.

Dry rot is a different fungal decay problem. It can spread through timber and sometimes across masonry, with distinctive fungal growth or cracking in badly affected areas. Suspected dry rot deserves assessment by a suitably qualified specialist rather than a flooring-only repair.

Woodworm is caused by beetle larvae. Small exit holes can be old or active, so the holes alone do not tell you whether treatment is needed. Fresh dust, damaged timber and the wider moisture conditions all matter.

Why Bristol’s older homes are prone to this

Many Victorian and Edwardian homes in Bishopston, Horfield, Redland, Southville and nearby areas have suspended timber floors. They can perform well for decades, but only if the void below remains reasonably dry and ventilated.

Common problems include:

  • airbricks rendered over, blocked or buried by external ground levels;

  • suspended floors with too little cross-flow from one side of the building to the other;

  • a bridged DPC, where raised ground, render or another material allows moisture to bypass the damp-proof course;

  • leaking gutters, downpipes or plumbing near the external wall;

  • bare earth below the floor with no suitable moisture control;

  • insulation or stored materials blocking the air path.

A blocked airbrick may look like a small external detail, but it can remove the airflow that protects a whole floor void. The guidance in Approved Document C also explains the importance of moisture control and ground-related construction requirements, although older buildings often need a proportionate, building-specific solution.

The right way to fix a subfloor before new flooring

The exact repair depends on the construction, but the sequence should normally follow this logic:

  1. Find and stop the moisture source. Check airbricks, plumbing, gutters, downpipes, external ground levels, leaks and any bridged DPC.

  2. Open up enough of the floor to understand the damage. Do not assume a single soft board is the full extent of the problem.

  3. Cut out rotten timber. Damaged joists and boards should be removed back to sound material where repair is appropriate.

  4. Install suitable replacement timber. Replacement joists or supports should be correctly sized, pressure-treated where appropriate and properly supported. DPC should be used where timber meets masonry or a new sleeper wall.

  5. Restore ventilation. Clear, reopen or add suitable airbricks or telescopic vents so air can move through the suspended void.

  6. Control ground moisture. A DPM over exposed earth may be needed, designed and installed so it does not create a new moisture problem at the walls or timber.

  7. Re-board with a stable suitable sheet material. Depending on the finish and construction, this may be ply or moisture-resistant board, fixed at the correct spacing.

  8. Allow the structure to dry. Drying time is part of the repair, not wasted time. Moisture readings should be checked rather than guessed.

  9. Test before fitting the final floor. We want consistent readings and a stable base before fitting carpet, vinyl, LVT, laminate or another finish.

For a concrete floor, the process is different. The concern may be slab moisture, a missing or failed DPM, salts, cracks or a levelling problem rather than rotten joists. The right repair must match the floor construction.

Is this your situation too?

Can a rotten subfloor be repaired, or must it be replaced?

It depends on how far the decay has gone. Sound sections can sometimes be retained and strengthened, while rotten joist ends or boards need cutting out and replacing. Widespread or structural damage may require a builder or structural professional.

Can you lay flooring over a damp subfloor?

No. The moisture source must be addressed and the base allowed to dry before new flooring is fitted. Covering damp timber or a wet slab traps the problem and puts the new finish at risk.

How do you know if it is wet rot or dry rot?

Soft, dark, crumbly timber in a damp area is commonly associated with wet rot, but a proper diagnosis depends on the evidence. Suspected dry rot, fungal growth or spread beyond the immediate damp area should be assessed by a timber or damp specialist.
